Canggu Property Advisory
Villas, boutique hotels, and F&B-led hospitality across Canggu, Berawa, and Pererenan.
Canggu has moved from surf town to a full hospitality and lifestyle market in under a decade. That has created opportunity and risk in equal measure. We work with owners, buyers, and developers on the assets that will still be relevant in ten years, not the ones priced for last year's growth.
Where Canggu is now
Berawa, Echo Beach, and Pererenan have absorbed the most growth. Pricing has rebased multiple times and the micro-market matters more than ever. Operator quality, design distinctiveness, and access road realities now drive yield more than the Canggu label itself.
What we work on
Villa and small portfolio acquisitions. Boutique hotel and F&B-led hospitality. Repositioning of tired stock built in the early growth phase. Land feasibility for new development.
Risks worth knowing
Oversupply in certain villa configurations. Access road constraints in monsoon. Zoning enforcement variability. We screen for these early.
Common questions
Is Canggu oversupplied?
In some configurations, yes — particularly three-bedroom villas at the lower end of the rate band. Distinctive product at the upper end continues to hold rate and occupancy.
What about Berawa specifically?
Berawa has matured into the highest-rate micro-market in Canggu. Land is tight, operator quality is improving, and the F&B scene anchors the guest base.
